JOB SUMMARY
A newly created position, the Manager Development Spain & Portugal will be primarily responsible for the development of Marriott International’s limited service brands in Spain & Portugal (and other areas as might be assigned). Those limited service brands currently comprise Moxy Hotels, AC by Marriott hotels, Residence Inn by Marriott hotels, Courtyard by Marriott hotels, Fairfield by Marriott hotels, Aloft by W, Element by Westin and Four Points by Sheraton.
Together with the existing Director Development Spain & Portugal, the Manager Development identifies and pursues new business opportunities for the limited service brands, and coordinates a multidisciplinary team involved in the review, approval and finalization of contracts (primarily management and franchise) for new hotels. Success in the position demands a driving focus on the creation of shareholder value through the pursuit of new projects, a proactive disposition, strong relationship skills, a willingness to champion new business opportunities and an enthusiasm for working independently but as part of a small, focused team.
The Manager Development will also work closely with Marriott International’s joint venture partner Antonio Catalan and his team (AC Hotels) to expand the AC by Marriott brand (and certain other Marriott brands) in addition to helping develop the systems and relationships needed to support the joint venture.
The addition of new hotels is one of the principal drivers of Marriott’s earnings growth strategy and important to maintaining and advancing the quality and brand equity of Marriott’s hotel estate. The company’s unit growth strategy focuses primarily on management contracts and on the licensing of our hotel brands to third party owners and operators under franchise agreements. The Manager Development performs a central, critical role in identifying, generating and structuring deals and successfully closing on opportunities for new hotels, and building win-win relationships with new and existing hotel owners and franchisees. Such deals are expected to comprise a mix of new build, conversions and adaptive reuse opportunities.
The direct reporting line is to Director Development Spain & Portugal. There is also a dotted reporting line to SVP International Hotel Development Limited Services Brands & Affiliations EMEA. This is a full time position based in Madrid.
CANDIDATE PROFILE
Experience:
Minimum of two years of hotel development/real estate or related experience.
Experience with managed and franchised hotel transactions in Iberia preferable.
Skills and Knowledge
Strong organization and communication skills (verbal, listening, writing).
Excellent inter-personal skills and capability of building lasting and trusted relationships (both within Marriott and externally).
An ability to “sell” Marriott’s brands to third parties.
Demonstrated ability to effectively negotiate hotel transactions (both franchised and managed), to handle multiple projects on short timetables and to manage support resources efficiently.
An ability to work on an independent basis in Spain but as part of a small and diverse team is critical.
Mature, professional demeanor, capable of expressing confident, independent judgment.
Contact base in the hotel and real estate development field.
Flexibility to travel within Iberia and elsewhere, often at short notice.
Familiarity with capital markets a plus.
Education or Certification
University degree in Real Estate, Hotel Administration or Business Administration (advanced degree preferred but not essential).
Fluent English and Spanish (written and spoken). Portuguese is a plus.
SPECIFIC DUTIES
The following are specific responsibilities and contributions critical to the successful performance of the position:
Together with the existing Director Development Spain & Portugal, maintain and further develop a strong network of contacts in the local hotel and real estate investment sector.
Support the existing Director Development in pre-screening markets, market planning, generating new leads, preparing offers for tenders as well as qualifying and following-up on leads for the limited service brands.
Identify, review and analyze potential hotel conversion, new build, adaptive reuse or acquisition opportunities for integration into Marriott’s limited service brands.
Develop the appropriate business relationship with potential owners and partners, in order to build loyalty and preference for our company and brands including, without limitation, a close relationship with the executives of AC Hotels.
Coordinate all aspects of the development process internal to Marriott, including presentations, site inspections, market feasibility studies and projections, design reviews, valuations, legal contract negotiations and presenting the opportunity for approval by the appropriate Marriott committees.
Together with Marriott’s legal team, lead negotiations of management agreements, purchase, joint venture, franchise or other agreements with owner/owners representatives. Ensure that agreement terms and conditions are acceptable to Marriott International and its senior leadership team.
Work with Marriotts Treasury and Project Finance Departments to maximize returns on Marriott International investment in hotel projects.
Attendance at (and presentation to) relevant hospitality events and establishment/maintenance of a high profile within the industry in Spain & Portugal.
As needed, assist owners and developers to identify and tap sources of financing for hotel acquisition or construction, including Marriott sponsored financing programs.
As required, attend public hearings and meetings with regulatory agency officials to secure site plan, engineering and other approvals necessary for the projects successful development.
Performs other duties as appropriate related to enhancing Marriott’s growth and reputation in Spain, Portugal and Europe.
